Water Extraction & Structural Drying in Orlando, FL

Request an estimate today

Water extraction is the first step. A provider uses pumps and vacuums to pull standing water out of your home. Structural drying comes next. It removes the moisture that soaks into drywall, baseboards, subfloors and framing, where you cannot see it.

Numberspreparing Restoration is a referral service. We do not do the work. We connect homeowners in the Greater Orlando area with independent local providers in our network, and we show you how to judge them. Ask first, hire second. This page covers how the work goes, what to ask, and what should make you walk away. Read it before you call, so you know what a good answer sounds like.

Standing water in the house? Start here

Turn off the power to wet areas first. Then reach out to a provider. Water you can see is only part of the problem. The rest is inside the walls and under the floor.

Extraction and drying are two jobs, and you need both. Skip the second one and mold has a place to grow.

Why speed matters in the Greater Orlando area

Our air is humid most of the year. Wet materials stay wet longer here. Mold can start in a couple of days when the air is warm and damp.

Storms make it worse. A summer downpour or a hurricane can leave many homes waiting on the same providers. Request a callback early to check provider availability. Many providers can respond quickly, but timing varies.

Check safety before you touch anything

Water and electricity do not mix. If water is near outlets or the panel, stay out and shut off power if you can do it from a dry spot.

Storm water and sewage backup carry germs. Do not wade in without boots and gloves. Tell the provider what kind of water it is. It changes the plan.

How water extraction works

The provider brings pumps and wet vacuums. For deeper water, a truck-mounted unit may be used. They pull the water out of every room it reached.

Wet carpet and pad get lifted or removed in many cases. Tile and sealed floors can often be saved, but the water under and around them still has to come out.

What this means for a block home on a slab

Most homes here are concrete block on a slab. The block itself is tough. The problem is what is attached to it: drywall, baseboards, cabinets and insulation.

Water runs across the slab and soaks up the bottom of the drywall like a straw. A good provider checks a few feet above the visible waterline, not just the floor.

How structural drying works

Drying is controlled, not guessed. The provider sets air movers to push air across wet surfaces. Dehumidifiers pull the moisture out of that air.

They also use a moisture meter to read walls and floors. In some cases they pop off baseboards or drill small holes to dry the cavity behind a wall.

The building is kept closed during drying. Open windows in humid weather work against the equipment.

How long does drying take?

Most jobs run about three to five days. Thick materials, hardwood and heavy flooding take longer. A small spill on tile takes less.

The finish line is a number, not a feeling. The provider should read the same spots each visit and stop only when they match dry readings for your materials.

What you can do while you wait

  • Move small furniture, rugs and electronics out of the wet area.
  • Take photos and video before anything is moved.
  • Pull up wet throw rugs and prop up furniture legs on foil or blocks.
  • Keep the air conditioner running if the provider says it is safe.
  • Keep kids and pets out of the affected rooms.
  • Do not use a household vacuum on water.

Ask first, hire second

The questions below take five minutes. The answers tell you more than any ad. Some providers in our network may answer them differently, so compare more than one.

Do you measure moisture, and will you show me the readings?

Good answer: yes, with a meter, at the start and at every visit. Red flag: "We will just see how it feels."

What equipment will you set up, and for how long?

Good answer: a number of air movers and dehumidifiers based on room size, with a plan to adjust. Red flag: a vague answer or one fan for the whole house.

Can I get it in writing?

Ask for a written scope and price before work starts. Get it in writing, including what happens if the job grows. Red flag: only a verbal price or pressure to sign right now.

Will you help document the damage?

Providers can often help document damage for a claim with photos, notes and readings. Some policies may cover sudden damage, so check your policy. Be wary of anyone who makes big promises about how your claim will turn out.

Red flags that mean walk away

  • Large cash deposit with no paperwork.
  • No mention of drying after extraction.
  • Tearing out everything before testing anything.
  • Refusal to say who will actually do the work.

Dry, then stay dry

Once the job is done, look for the cause. A tile roof with cracked pieces, a clogged gutter, a leaking water heater or a blocked AC drain line can all bring the water back.

Keep indoor humidity under about 50 percent. A small dehumidifier helps during the wet season. Check for soft baseboards and musty smells for a few weeks after the work.

Slope soil away from the walls. Clear the drains before storm season starts in June.

Questions

Water Extraction & Structural Drying Services FAQ

How long does structural drying take after water extraction?
Most jobs take about three to five days. Thick materials, hardwood and heavy flooding can take longer. Ask the provider for dry target readings and daily checks so you know when it is done.
Can I just use fans and a shop vac myself?
For a very small spill on tile, maybe. For anything bigger, water hides in walls and under floors. Home fans rarely dry that, and mold can follow in humid weather.
Will my homeowners insurance pay for water extraction?
Some policies may cover sudden damage, but not all. Check your policy and call your insurer. Providers can often help document damage for a claim, but they cannot promise coverage.
